A. Good Question. It’s true, the proliferation of information available online means you could easily find your dream home on your own. But what happens after you find the home? There is simply no substitute for having an experienced professional in your corner to help you to make the right offer, negotiate on your behalf and play hardball when necessary. A skilled Realtor will guide you through the transaction and save you time, money and heartache.
Q. Won’t I get a better deal if I just work with the agent listing the home?
A. Sometimes a dual agency situation can benefit both buyer and seller, it’s true. But remember, that listing agent is working for the seller first. It’s their job to get the seller the most amount of money for their home, not negotiate the best deal for you.
Q. How much does a Realtor charge to represent me?
A. Nothing…sort of. The professional fees of a buyer’s agent are factored in to the sale price of the home and come out of the seller’s proceeds. In most cases, you won’t come out of pocket to pay for your representation, but you will pay for it in the purchase price of the home. And by the way, this is another reason to engage a buyer’s agent. By going directly to a seller’s agent to purchase, more often than not it will be the seller who saves money, not you.
